Our in-house teams bring NHS experience with private sector expertise. We provide support and advice on:

• Strategies for the optimisation of surplus assets supported by robust option appraisals;
• Acquisition and disposal of land;
• Development and delivery strategies, including consideration of direct delivery; funding partners; and procurement of development partners/managers through OJEU compliant processes;
• Site Masterplanning;
• Preparation of documentation and board/committee papers to support asset strategies, including demonstrating compliance with EstateCode and in support of outline and full business cases;
• Procurement of specialist advisers/services, such as valuers, agents, architects, town planners, surveys, etc.
• Preparation of heads of terms and management and instruction of lawyers through to final transaction completion

Residential Services

Our in-house teams bring together NHS experience with knowledge of the housing sector and providing accommodation services as managing agents. Current key service provision includes:

• Managing nominations agreements and contracts with key worker accommodation providers, e.g. Housing Associations.
• Providing strategic analysis of demand and supply of key worker accommodation to assist with recruitment and retention of staff.
• Managing key worker accommodation for RFL staff as managing agents, including staff nominations, lettings, rent collection, tenancy management.
• Providing a booking management service for RFL patient hotel requirements.

Property Management Team

The Property Management team primarily deal with the day to day aspects of administering leases, licences, business rates, and other legal property issues across all of the Trusts’ primary and peripheral sites consisting approximately 90 sites. The teams’ primary office is at Queen Mary’s House in Hampstead.

As part of the Capital & Estates Directorate, the Property Management team oversee and advise on a range of areas associated with the trust’s estate, including:

• Town planning applications
• Property acquisitions
• Disposals
• Development appraisals
• Leases, agreement for lease, licences
• Rent reviews
• Business rates
• Insurances & risk management
• Dilapidations
• Telecoms Management
• Service Charges
• Compliance Monitoring
