Two stage disposal of 330 / 332 Gray’s Inn Road, formally occupied by the Royal National Throat Nose & Ear Hospital and associated buildings.
Scheme highlights
The site was mainly occupied by the RNTNE Hospital, built in c. 1877. In anticipation of the hospital relocating elsewhere, the two main land owners, the Royal Free London NHS Foundation Trust and the Royal Free Charity commissioned RFLPS to prepare a disposal strategy and to procure the various consultants necessary to progress a concept for the site through a pre-application and then oversee a marketing exercise. The main site was successfully disposed of in 2018, with two residual sites on the periphery sold to an incumbent tenant following a thorough valuation and negotiation process in 2020.

Challenges
Multiple ownerships and tenancies created an immediate challenge for the site along with a sensitive location and planning environment – the main building was considered to be a positive contributor, in close proximity to a listed building. One of the owners needed to realise a receipt by a key date, which was achieved.
