To provide a new acute general hospital for a financially unstable site with poor infrastructure and building conditions, rationalising the whole site down from 65,000m2, delivering maximum recurrent savings, and ensuring the old hospital remained operational throughout.

The scheme was delivered on budget and at unprecedented speed for a programme of this size.

Innovation was at the heart of the design, reflected in the inclusion of barn theatres, generic outpatient’s units and telepods.

The team was recognised with numerous awards including the Estates team of the year at IHEEM and best communications system at BBH.

Challenges

Moving quickly was essential, as the site was financially unsustainable (losing £25m p.a.). The estate condition was poor, as was the community’s confidence in positive change. Limited capital funding meant the team had to rationalise the site from 65,000m2 to 25,000m2, through innovative design solutions, clinical models, and state-of-the-art technology. Construction was undertaken adjacent to the old hospital, which remained operational throughout. The aging estate had to be kept safe and sufficiently high quality for patients, while avoiding significant spending on a facility about to be replaced.
